Blackstone (NYSE:BX) Q2 profits increase as AI asset sales counter private-credit dip

Blackstone surpassed analyst expectations for second-quarter distributable earnings. The firm’s real-estate unit, supported by AI-associated exits, reported a 32% increase in earnings despite a 3% reduction in assets.

The gap serves as the main signal for investors. Real estate accounted for roughly 44% of the growth in Blackstone’s total segment earnings.

However, growth was uneven. Higher net realizations accounted for roughly 61% of the segment’s gain. Fee-related earnings increased by 13%.

Group-wide distributable earnings increased by 26% to $1.98 billion. This metric reflects profit that can be distributed to shareholders. Distributable earnings per share reached $1.52, surpassing the consensus forecast of $1.35. Assets climbed 11% to $1.346 trillion following inflows totaling $68.3 billion.

Quarterly realizations totaled $31.8 billion. A sale of a data center played a part. Blackstone offloaded a $3.5 billion interest in three facilities to Digital Realty .

Blackstone’s top 10 highest-performing assets include nine connected to AI. Schwarzman stated its data center platform has the potential to double in size within two years.

Schwarzman told analysts, “Our stock is on sale today.” He also cautioned against “excessive exuberance” surrounding investments in AI. Reuters

Private credit moved in the other direction. Credit and insurance AUM increased by 15%, while DE for the segment declined by 6%. Net realizations were down 95%.

BCRED collected $1.0 billion, compared to $3.7 billion in the previous year. President Jon Gray noted that redemption requests in July decreased “materially.” Reuters

Filing data indicate that expansion in real estate outweighed the $23 million drop in credit earnings. This points to near-term gains being increasingly driven by exits rather than by the scale of credit.

Blackstone announced it will pay a quarterly dividend of $1.29 on August 10, representing roughly 85% of distributable earnings per share.

U.S. core trading finished at the dateline. Blackstone closed Thursday at $124.50, gaining 1.37%, whereas the S&P 500 declined by 1.21%. The stock advanced 3.1% over the prior full week that ended July 17, but dropped 1.9% through Thursday.

Chief Financial Officer Michael Chae stated that exit income is likely to decrease in the coming three months. He anticipates that subsequent quarters will continue to be “robust.” According to him, base management fees are projected to increase at a double-digit pace in 2027. Reuters

Two events are set for next week. The Federal Reserve will meet on July 28-29. KKR is scheduled for its quarterly call on July 30, with Ares Management following on July 31. Their fundraising numbers will indicate if Blackstone’s credit deceleration is an isolated case.

Risks remain concentrated. Schwarzman cautioned about enthusiasm surrounding AI, as American communities push back against new data center developments. Ongoing BCRED redemptions may put pressure on retail capital raising.
