The stock gained despite no new announcement from the company. The advance coincided with significant AI deals revealed by firms originally focused on bitcoin mining.
The difference is significant. MARA has detailed a possible 4.8-gigawatt power portfolio but has yet to reveal an anchor lease for its new pipeline. The company’s most recent update referred to tenant interest rather than signed revenue agreements.

The contract shortfall is quantifiable. IREN revealed it has secured $2.8 billion in additional AI agreements. Hut 8 agreed to a second 15-year lease valued at $9.8 billion. CleanSpark’s leasing deal in Georgia spans two decades and is projected to be worth $6.6 billion.
MARA announced on July 9 its agreement to purchase a 1,200-acre property in Texas. The company anticipates 1 GW of power capacity to be available by October 2027, rising to 2 GW by April 2028. Once fully energized, the site would raise MARA’s total potential portfolio capacity to approximately 4.8 GW, factoring in the pending Long Ridge project.
