Simon Property Group NYSE:SPG on Monday increased its earnings forecast for 2026, citing stronger tenant sales and higher rent growth throughout its US malls and premium outlets.
Operating results exceeded the updated guidance. Retailer sales per square foot climbed nearly 14%, and base rent advanced 6.3%. However, the midpoint of the new guidance was raised by under 1%.
The gap is significant for investors. It indicates existing leases account for only a portion of the sales increase, while the stock price already factors in much of the expected short-term progress.

With occupancy levels already elevated, rent growth remained the primary driver. The sales number reflects the trailing 12-month period. Simon maintained its third-quarter dividend at $2.25, representing a 10 cent increase versus the same period last year.

The company raised its full-year Real Estate FFO outlook to a range of $13.20-$13.30, up from its previous guidance of $13.10-$13.25. The midpoint increased by 7.5 cents, approximately 0.6%.
Capital returns offered a further indication. Simon used $211.4 million to buy back shares and partnership units at an average price of $205.10 each. By Monday’s close, the price stood 7.5% higher than that amount.

A 21-analyst survey by S&P Global reveals a pronounced gap between bullish and bearish views. The consensus target stands just 4% higher than Monday’s closing price, with the median target landing just under that level.
The share price dropped 1.1% to close at $220.55 prior to the announcement. It ended the session 7.5% lower than its record high set on July 29. After-hours movements showed little fluctuation soon after the call.
Last week’s decline eased valuation pressures, yet a significant discount has not emerged. Shares, priced at $220.55, are in line with the median analyst forecast. The $9 annual dividend represents a yield close to 4.1%.
Risks: Bankruptcies among tenants, closures of anchor stores and reduced discretionary spending may dampen rent growth. Increased interest rates would push up financing costs and weigh on REIT valuations.
