IREN increased its forecast for year-end 2026 AI Cloud ARR to over $4 billion on Monday. The company’s newly signed multi-year agreements total $2.8 billion in value. Shares climbed 8.7% to $36.54 by 8:02 a.m. EDT.

The U.S. cash market had not yet opened, as it starts trading at 9:30 a.m. EDT. Premarket activity commenced at 4 a.m.

Timing is the issue for investors. The agreements increase the target by a minimum of $300 million, just above 8%. This boost is much less than the total contract value reported in the headline.

Based on IREN’s four-year portfolio term, $2.8 billion spread over that period amounts to approximately $700 million per year. This figure is an early estimate. Full details of the new contracts were not made public.

The comparison is based on IREN’s May update alongside the statement issued on Monday. The July cash total takes into account restricted funds.

The approximate $700 million yearly figure surpasses the $300 million target rise. The difference indicates scheduled launches or delayed client onboarding. IREN notes that ARR is used as an operational measure and is not recognized as GAAP revenue.

The target is based on annualizing the GPU-hour rate for hardware deployed by December 31, calculated using 8,760 hours. This figure does not represent projected 2026 revenue for the full year.

Funding remains under consideration in the case. IREN disclosed preliminary cash holdings of $7.6 billion as of June 30, with $1.7 billion classified as restricted cash. When excluding the restricted portion, this results in an estimated $5.9 billion.

The firm had earlier projected $3.5 billion in capex for the second half to support its 150,000-GPU initiative. Around 45% of related GPU expenses are now covered by recent prepayments. The precise dollar value was not revealed.

Microsoft , Nvidia , Perplexity, and Figure AI are named on the disclosed list. IREN has not specified which clients agreed to the $2.8 billion deal.

Co-CEO Daniel Roberts stated the platform was “scaling at pace.” IREN aims to deliver 480 megawatts of AI Cloud capacity in the current year and is targeting 1.2 gigawatts by 2027. GlobeNewswire

The stock began Monday under pressure. IREN declined 18.3% over the past week. CoreWeave slipped 17.6%, and Nebius was down 19.1%.

This week offers a broader test. U.S. futures climbed on Monday, while chip shares continued to face pressure. The semiconductor index closed Friday down over 20% from its high in June. Investors are set to scrutinise major tech earnings for evidence of AI spending control.

Risks still focus on construction schedules, power supply, and acceptance of GPUs. Prepayment conditions differ. Upcoming agreements might not cover 45% of equipment expenses.

For investors, the key test ahead is conversion. Contract values need to translate into commissioned capacity and then into recognized revenue. While demand appears to be booked, delivery has yet to follow.
