  • TeraWulf (NASDAQ:WULF) signs $19B, 20-year lease with Anthropic; investors wary on debt, costs
July 12, 2026, 3:55 PM EDT. TeraWulf (NASDAQ:WULF) said it will lease data center space to Anthropic in a $19 billion deal over 20 years, backed by $3.5 billion in debt led by Morgan Stanley. Annual revenue from the arrangement comes in around $950 million at $2.37 million per megawatt-year, marking a 27% premium to TeraWulf's previous contracts. TeraWulf shares climbed 3.7% before dropping 5.3% the day of the news, as the market zeroed in on the costs and steep financing tied to the build-out. Anthropic's debt plan relies on leveraged loans and high-yield bonds rated below investment grade, so borrowing will be expensive. Analysts called the lease terms strong but pointed to risks on margins and execution. TeraWulf's $34 million in current quarterly revenue is far smaller than the new deal.
